Moreau is licensed as a Professional Engineer in Iowa and Minnesota. Moreau is a member of the Iowa Engineering Society, Minnesota Surveyors and Engineers Society, National Society of Professional Engineers and American Society of Civil Engineers.
Tim Moreau of Advanced Professional Services has over 45 years of experience in the construction industry, 5 years of hands-on experience building homes, and more than 30 years of home inspection experience with more than 200 homes and building inspections performed to date.
All of Advanced Professional Services inspections are conducted by a Licensed Professional Engineer (P.E.) and all inspection reports are signed and stamped with a Licensed Engineers Seal. Very few inspectors are engineers, so it's important to ask about the credentials of the home inspector you are considering. Be sure to ask if you home inspection report will be signed, certified and sealed by a Licensed Professional Engineer.
Many of the observations or recommendations from the home inspection will help to dispel anxieties for the client (typically the buyer) and provide useful repair and maintenance suggestions. Home Inspections may also note positive attributes of a house or building that the potential buyer may not be aware of.
A General (Buyer) Home Inspection is a professional, objective, and comprehensive visual inspection of the accessible areas, components and systems of the structure. The purpose of the inspection is to describe the type, function, condition and safety of the elements inspected. The inspection addresses exterior items including yard, drainage, drives, sidewalks, steps, decks and porches, foundation, walls, windows, doors and roof. Interior components include walls, ceilings, doors, windows, and visible structural elements such as foundations, columns, beams and trusses. The inspection also includes checking the operation and condition of the electrical, plumbing, heating and cooling systems. The home inspection typically takes about 4 hours to complete.
The reporting system used by Advanced Professional Services has been designed by professionals in the industry and is continually updated in response to the needs of our clients. The report is a comprehensive summary including descriptions of all items, systems and components observed and an explanation of any deficiencies in the home's structure, installed systems and operating components. If something was not inspected the report explains why. The report will also provided model and serial numbers for key components such as the furnace, AC condenser, AC coil, and water heater where name tag data is available or accessible. A DRAFT copy of the report can be reviewed with the Client within minutes of completing the inspection is so desired.
